A luxury villa with a swimming pool fit for a summer party set in Dubai’s leafy Emirates Hills neighbourhood can only come at a premium.
And at Dh27.5 million – the six-bedroom mansion, which hit the market two weeks ago – lives up to that expectation.
The Dubai-based broker Ocean View Real Estate where it is listed is confident of securing the asking price. Besides the blue-tiled main pool that fills the garden area, it also comes with a Jacuzzi and a swim-up pool bar – in case one wants to hang out after a vigorous session in the private gym.
Located in the W sector of Emirates Hills, the independently designed villa has a view of the Dubai Marina skyline.
The six bedrooms all come with attached bathrooms and the villa also features two family rooms, two dining rooms, a study and separate accommodation for the maid and driver. It sits on 15,000 square feet of land with a built-up area of 10,300 sq ft.
The property is rented out until June 29, but the tenant is moving out when the current tenancy contract expires.

Inside, the house is anchored by a dual staircase though for those unable to climb the stairs, there is private passenger lift. Chandeliers, Italian marble flooring to the entrance hallway and staircase besides the bathrooms and parquet wooden flooring feature across the villa.
The gated community has been in the news before for pricey homes. Also on the market now is a six-bedroom villa on a 34,000 sq ft plot in Emirates Hills for Dh100m, listed on the Emirates Hills website. A six-bedroom villa with a view of the golf course on 44,000 sq ft of plot has an asking price of Dh74.2m.
At Emirates Hills, residents can buy ready-made villas or plots of land, which range in size from 12,000 to 45,000 sq ft. It features the 18-hole Montgomerie golf course, and is close to Interchange 5 on Sheikh Zayed Road.

What kind of rental returns can an investor in Emirates Hills expect?
The rental prices in Emirates Hills range from Dh750,000 to Dh1.65 million, but there are also a few properties commanding rents as high as Dh2.25m and one villa available at Dh3.5m, according to the Ocean View Real Estate, where the property is listed. The average rental rate is around Dh1.3m.
What is the appetite for sales of villas in the Dh10m plus bracket this year?
“Buyers looking for villas priced at or above Dh10m are rarely affected by the ups and downs of the market as invariably the purchase is made without the need of loans or a mortgage,” says a spokesman. “Clearly these buyers are also prudent so will only buy if the correct property becomes available.”

“We are confident of achieving the asking price as it is very keenly priced for the size and location within Emirates Hills,” the spokesman says. “The villa backs directly on to the lake and has a wonderful view at the rear of the Dubai Marina skyline, which at night is quite stunning.”
